4. What can I expect / anticipate when your appraiser comes to inspect my home?


An appraiser from Independent Appraisal Corporation is interested in the following items:
- Total Room Count and Total Square Footage
- Floor plan
- Is your home located on a lake or golf course?
- Are there clear signs of deferred maintenance?
- Is there a fully functional bath and kitchen?

Here is a list of the items which are considered non-appraisal concerns:
- Are the rooms messy with clothes on the floor?
- Are you in the process of painting your home?
- Are current home improvements causing a mess?
- Is the home vacant?
- Are the carpets dirty?
- Could the walls use a fresh coat of paint?

There are many possibilities, however, if there is a specific concern, feel free to call us and ask.

The actual interior inspection may take only fifteen (15) to twenty (20) minutes, depending on the size of your home and the amount of special items you would like to point out to our appraiser during the inspection. However, feel free to make a list of items which you feel are important that the appraiser be aware of. This list may include the year the new furnace was put in or the year the roof was placed on the house.
